When you buy a card, you gain it a bit later (well, that's usually the point of buying cards). When nothing triggers off the buy, that is logged as one line usually, as in your turn 23:

F buys and gains an Estate.

When something triggers, this will be split up, like in your turn 25

F buys a Farmland.
  F trashes a Copper.
  F gains an Estate.
F gains a Farmland.

You buy Farmland, which triggers Farmland's ability. You trash a Copper and gain an Estate from Farmlands ability. In the end, you gain the Farmland you bought.

And that's also what happens in your turn 21 where you think something was wrong:

F buys a Farmland.
  F trashes a Duchy.
F gains a Farmland.

The only difference to turn 25 is that there isn't any card in the Supply costing exactly $2 more than Duchy (as you remarked yourself), so the equivalent to "F gains an Estate" from turn 25 is missing, because it didn't happen. You then gained a Farmland simply because you bought it, as you will later in turn 25.
